Privacy Policy

Last updated: July 7, 2026

S&K Home Buyers LLC (DBA Nidus Homes) (“we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what information we collect through this website, how we use and protect it, and the choices you have. By using this website, you consent to the practices described in this policy.

What information do we collect?

When you submit a form on our website, call us, or otherwise contact us, we may collect the information you provide — such as your name, phone number, email address, property address, and details about your property or situation. Because we evaluate real estate, we may also ask for property-related and, where relevant, financial details (for example, loan balances in a foreclosure situation) so we can analyze your property and prepare an offer.

Like most websites, we also automatically collect limited technical information when you visit — such as your IP address, browser type, device and operating system, the pages you view, and how you arrived at our site — through cookies and analytics tools. You can visit our website anonymously without submitting any personal information.

What do we use your information for?

The information we collect is used to:

• Evaluate your property and prepare and present a cash offer;
• Communicate with you about your inquiry by phone, text message, or email;
• Respond to your questions and service requests;
• Improve our website, marketing, and customer experience;
• Send occasional updates or information we believe may help you by email (you can opt out at any time), and by marketing text message only if you separately checked the optional marketing consent box.

Your information — whether public or private — will not be sold, exchanged, transferred, or given to any other company for any reason without your consent, other than as needed to provide the service you requested (for example, sharing transaction details with a title company to close your sale).

How do we protect your information?

We use commercially reasonable administrative, technical, and physical safeguards to protect the personal information you submit — including secure (HTTPS) transmission on our website and restricted access to lead information within our team. No method of transmission or storage is 100% secure, but we work to protect your information appropriately.

Do we disclose information to outside parties?

We do not sell, trade, or otherwise transfer your personally identifiable information to outside parties. This does not include trusted third parties who assist us in operating our website, running our business, or serving you (for example, our CRM provider, title companies, or attorneys involved in your transaction), so long as those parties agree to keep your information confidential. We may also release information when required by law, court order, or to protect our rights, property, safety, or that of others. Non-personally identifiable visitor information (such as aggregate analytics) may be used for marketing or reporting purposes.

If Nidus Homes is acquired by or merged with another company, information about our customers and leads may be transferred as part of that transaction.

All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties or affiliates for marketing or promotional purposes.

Cookies, analytics & remarketing

We may use cookies and similar technologies — including services such as Google Analytics, Google Ads, and Meta (Facebook) pixels — to understand how visitors use our site and to show our ads to previous visitors on other websites and platforms (“remarketing”). These tools use anonymous identifiers; we do not collect personally identifiable information through remarketing systems. You can control cookies through your browser settings and opt out of personalized advertising through Google and Meta ad settings.

This website uses the Meta Pixel, a tool provided by Meta Platforms, Inc., along with cookies, to measure the effectiveness of our advertising on Facebook and Instagram and to understand actions visitors take on our site. Meta may use these cookies to collect information about your browser and your visits to this site. You can opt out of this advertising measurement by adjusting your browser cookie settings or your ad preferences in your Facebook or Instagram account settings.

Third-party links

Our website may contain links to third-party websites. Those sites have separate, independent privacy policies, and we are not responsible for their content or practices. We encourage you to review the privacy policy of any site you visit.

California privacy rights

We do not distribute your personal information to outside parties without your consent. California residents may request details about the personal information we hold about them, request deletion of that information, and direct us not to sell their personal information (we do not sell personal information). To exercise these rights, contact us using the information below.

Children's privacy

Our website and services are intended for adults. We comply with the Children's Online Privacy Protection Act (COPPA) and do not knowingly collect any information from anyone under 13 years of age.

Online policy only

This Privacy Policy applies to information collected through our website and our related communications, and not to information collected offline.

Changes to this policy

We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated “Last updated” date. Your continued use of the website after changes are posted constitutes your acceptance of the updated policy.
