Who we are
Nidus Homes is the registered trade name of S&K Home Buyers LLC, an Ohio limited liability company. We are real estate investors. We are not licensed real estate agents or brokers, we do not list properties, and we do not represent sellers or buyers. Nothing on this site is legal, tax, or financial advice.
How we buy houses
When you accept an offer from us, you sign a purchase agreement with S&K Home Buyers LLC. Depending on the property, we will either close on the purchase ourselves or assign our interest in that purchase agreement to a third-party investor before closing. If we assign it, the investor closes with you on the same terms you agreed to with us. We may receive a fee from that investor, separately from the price you agreed to.
Ohio wholesaler disclosure
Ohio law (Ohio Revised Code 5301.95) requires a wholesaler to give the property owner a written disclosure before a purchase contract becomes binding. Before you sign a purchase agreement with us for a home with one to four dwelling units, we will give you a separate written disclosure statement, in bold 12-point type, that explains:
- that we are a wholesaler as defined by Ohio law;
- that we act on our own behalf and do not represent you in the transaction;
- that you may seek legal or other professional advice before signing;
- that we may assign our interest in the purchase agreement to a third party without your consent before closing, and may charge that third party a separate fee for profit; and
- that the purchase price we agree on may be below market value, and that you are selling voluntarily.
Both you and we will sign and date this disclosure before any contract becomes binding. If you have questions about it, we encourage you to talk with an attorney or other advisor before you sign.
Our offers
Our offers are no-obligation. You are never required to accept an offer, and no offer is binding until a written purchase agreement is signed by both parties. Each offer depends on the property's condition, location, and title, and on market conditions. Any timelines on this site, such as how quickly we can close, are examples, not guarantees. We do not guarantee that we will make an offer on any property, or that any transaction will close.
No fees to you
We do not charge sellers commissions or service fees. Any closing costs, and who pays them, will be stated in your purchase agreement.
Text messages and calls
We send text messages and make phone calls only to people who opt in by checking a consent box on our website forms. Our Real Estate Inquiry messages are transactional or conversational, about your property inquiry, such as property details, responses to your questions, and appointment confirmations. If you separately check the marketing consent box, you may also receive marketing messages about selling your property and our home-buying services. Consent is optional and is not a condition of submitting a form or of any purchase or service. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Mobile carriers are not liable for delayed or undelivered messages. Your information will not be sold or shared with third parties or affiliates for marketing or promotional purposes.
